We provide three management services to suit varying budgets and Landlord needs:
Rent Collection is available for those Landlords only looking for support with the financial aspects of letting a property and ensures we chase unpaid rent, carry out an annual rent review and furnishing you with all relevant financial statements.
Part Managed builds further on this service and includes two property inspections each year and manages the certification and compliance side of property management.
Managed is for those Landlords who wish to take a more hands-off approach, allowing us to handle all aspects of the day-to-day management of your property.
Using this service, rent is more likely to be paid on time leaving less opportunity for payment problems escalating. It also helps maintain a professional relationship between you and your Tenant.

Our independence means we are often viewed more formally by tenants when paying their rent, discussing payment issues or conducting rent reviews. We have an excellent track record in collecting rent with a consistent average of 98.5% of rents due being “on track”, so your arrears risk is reduced.
Adding Compliance Support to our Rent Collection Service means that as well as the rent being managed, you also have confidence in knowing you comply with any legal and/or local authority selective licensing requirements – yet you still retain control of day-to-day matters relating to your property.
Two property inspections per annum
Monitoring condition of your property, ensuring you comply with selective licensing regulations. Smoke alarms will also be tested during the inspection
Arranging annual gas certificate & boiler service
Either with your preferred plumber or our own (plumber invoice charged at cost)
Arranging EPC, EICR & PAT certificate renewals As required, with your preferred electrician or our own (contractor invoices charged at cost).

Our property inspections ensure you can keep an eye on your property’s condition whilst also ensuring you have monitored the key issues under local authority selective licensing regulations.
With this service, we ensure you don’t miss deadlines for renewals of any legal certification and we hold copies of documents which can be sent to you promptly as required; so no more stress of searching for lost paperwork.
If you want minimal day-to-day involvement with your property, Managed is the service for you. Whether dealing with rent payment matters, inspecting the condition of your property, or responding to maintenance requests; we handle the whole process for you.
Inspection actions followed-upAny urgent matters arising from inspections are dealt with promptly. Less urgent matters discussed and dealt with according to the situation. Where the Tenant is found to be liable for the issue raised, this will be dealt with on your behalf.

Routine maintenance managed With problems verified and repairs arranged, checked and paid for you. We only use pre-vetted and fully insured contractors.
Out of hours maintenance serviceDealing with those “out of hours” problems arising with tenants in your property.
Our approach is to deal with all matters concerning your property promptly before they become a major issue, keeping costs under control. You will have access to an established team of maintenance contractors who are, competent, reliable, and fair with costs.
We can also work with your own contractors if you prefer. Either way, you always retain the “final say” in actions taken on your behalf.

Legal requirements for renting out your property
A valid certificate is required prior to advertising your property and an EPC has a 10-year lifespan.

If you have gas appliances in your property, you are required to carry our annual testing via a GasSafe engineer.

An EICR tests all wiring and electrical power points within the property and is required every 5 years.

You are required to have a working smoke alarm on each floor of your property. We can provide and fit battery-operated smoke alarms on your behalf.

You are required to fit carbon monoxide detectors in every room where you have a gas appliance (with the exception of gas hobs and cookers). We can provide and fit battery-operated CO detectors on your behalf.

Creation and management of a FCA-compliant bank account in your name. (Please note that this fee applies per Client and not per property).

We protect the deposit and register Landlord and Tenant details with The Deposit Protection Service (DPS), providing your Tenants with relevant prescribed information within 30 days of start of tenancy.

An independent report on the condition of your property immediately prior to the Tenant(s) moving in.

In the event of non-payment from your Tenant, your rent will be covered up to a maximum of £2,500 a month for a period of fifteen months or until vacant possession is obtained whichever is sooner. Legal costs will also be covered up to a level of £100,000 to regain possession of the property following a breach of tenancy.

Amend or renew a tenancy agreement. Please note this fee is only charged where amendment or renewal is specifically requested as our standard AST automatically becomes a periodic AST at the end of the fixed term.

Complete the on-line application for your selective licence including submission of supporting documents. To manage the draft licence process to the point of the final licence being issued.

Complete and submit statutory claim form for deposit return where Tenant has not submitted their agreement to DPS. Claim includes witness signature by a solicitor.

Arrange access and agree work(s) with contractor. Ensure works are carried out as agreed and invoices checked. Please note this fee is only for non-routine maintenance work and for works arranged on empty properties.
